On Thursday, private equity investment management company Dermody Properties announced it had signed a lease with WestRock for a build-to-suit property at LogistiCenter in Pleasant Prairie, Wis.
The new facility will be a Great Lakes regional corrugated operation hub of more than 580,000 square feet within that state’s newest rail-served logistics park.
“We are pleased that WestRock is entrusting Dermody Properties to build its advanced manufacturing facility in southeast Wisconsin,” Neal Driscoll, Midwest Region Partner at Dermody Properties, said. “We could not have scripted a better partner to kick off the park, and we look forward to working closely with WestRock and the Village of Pleasant Prairie to complete what we believe will be a best-in-class project.”
The LogistiCenter in the Village of Pleasant Prairie is the state’s only rail-served, build-to-suit logistics park and is part of Dermody Properties’ growing portfolio in the Midwest market. WestRock announced in January 2024 that it would be adding a new corrugated box plant to its facilities to meet growing customer demand.

Previously, the park was home to a power plant and sits next to substations that can deliver power capacity as well as freshwater service from Lake Michigan.
